The priorities shift when you are downsizing. School catchments matter less. Walkability matters more. Proximity to good cafes, health services, public transport and community tends to top the list. So does low maintenance. A three-bedroom apartment or townhouse in the right suburb beats a four-bedroom house that requires constant upkeep.
New Farm and Teneriffe consistently attract downsizers from Brisbane's inner south and inner north. Walkable, riverfront, excellent restaurants and cafes, and strong apartment stock at a range of price points. The lifestyle trade-off from a larger home in a family suburb to a well-located apartment here is minimal for most people.
The transformation of Woolloongabba and South Brisbane over the past decade has created genuine walkable urban neighbourhoods with excellent amenity. The Gabba precinct, PA Hospital proximity and strong public transport links make this area increasingly popular with downsizers who want to stay south of the river.
West End offers a genuine village feel, strong cafe culture and good walkability. Highgate Hill sits slightly above it with river views from many properties. Both attract downsizers who want character and community rather than new-build apartment living.
